They do not take into account your full financial situation and are not a quote, pre-approval or offer of credit. Each lender assesses applications differently, and the amount you can borrow may be higher or lower. Income tax is estimated using 2026–27 resident tax rates, the low income tax offset and the 2% Medicare levy. 80% of bonus, other and rental income is counted. Loan serviceability is tested at the interest rate entered plus a 3% buffer. Living expenses are the higher of the amount entered or an indicative household benchmark. Credit card commitments are assessed at 3.8% of the limit per month. Maximum borrowing is capped at 90% of the property value, or 95% for first home buyers. Lenders mortgage insurance, which usually applies above 80%, is not included. Purchase costs include stamp duty and government registration fees for the state selected (with any first home buyer concessions for established homes) and an allowance of $2,000 for legal and conveyancing costs.
